What areas do you specialise in?

Logica Property is based on Sydney’s North Shore and specialises in buying quality property in the Sydney and Adelaide real estate markets.

Sydney: The main Sydney areas we specialise in are the Lower North Shore, Upper North Shore and the Northern Beaches including the Forest District. Please follow the links for more details. We have also worked in other nearby Sydney regions, for example the Hornsby Shire, the Hills District (the Hills Shire), the North-Western suburbs (Ryde, Macquarie) and the Inner West. Adelaide: In Adelaide, we solely act for property investors. We specialise in the quality inner and middle-ring Adelaide suburbs including the eastern suburbs and the inner southern suburbs. We are also experienced in other areas, for example the metropolitan coastal suburbs, south-eastern foothills and the Adelaide Hills.

What is your most popular service?

By far, our most popular service is the Full Property Search service. This is a full end-to-end, fixed-fee service and it covers your needs analysis, full research and advice, and an unlimited number of property searches, appraisals, negotiations and auctions within the duration of the agreement. At the end of the day, it arguably represents the best value for money for our clients. In addition, a 30-day money back guarantee applies to the Full Property Search service.

What kind of buyers do you usually act for?

At Logica Property we have helped a whole range of clients, both home buyers and investors, including first-home buyers, families upgrading to a new home and downsizers / retirees. The budgets have ranged from under $1m to $6-7m. We have assisted local, regional, interstate and overseas home buyers and investors. We have also assisted SMSF investors.

Typically, how long will it take to secure a property for me?

We would generally complete most investment property projects in 30-60 days and home search projects in 2-4 months. However some projects may take longer and some will take fair bit less time to complete. Therefore, it is important to have your finances pre-approved and ready before the search begins. If we think your search requirements are unachievable, we’ll tell you that before you engage us. You will also need to allow up to 6-8 weeks for the settlement.

Once I decide to use Logica Property, what happens next?

To get started, contact Logica Property for an information package and a free, no-obligation consultation. At the initial meeting (either in person or via phone), we learn about your circumstances and requirements, suggest how we could help you and answer any questions you may have. We give you examples of the relevant recent sales. You get a good idea of the market and we start learning about your needs. Once we better understand your circumstances and requirements we present you with a fixed price quote. After that, once the agency agreement is signed and the engagement fee is paid, we undertake research, develop with you a comprehensive Property Brief and commence the search.

Do you ever take on two clients with the same brief at the same time?

No – we never take on two or more clients with the same search brief at the same time. Often the search brief evolves as the search progresses. If there is likely to be an overlap between different clients we will declare this and manage it by mutual agreement. In reality this is a fairly rare situation though.

Do you charge a percentage-based fee, like the Selling Agents?

No – we always quote a fixed fee once we fully understand the search brief so that you know the full cost before we start the property search for you. The fees for our services come in two stages: an engagement fee to engage our services (the client enters into a Buyers Agency Agreement) and a final completion fee payable once we are successful in securing a suitable property. In general, fees will vary depending on the complexity of the assignment, budget, number of suburbs in the search and the level of advice required. Initial consultation is free and without obligation.

What happens if I change my mind on an area or a type of property once I engage you? Would there be another engagement fee?

There is no single answer to this question and a lot will depend on how significant is the change. Before we commence the search, we take time and great deal of care to make sure we understand your needs and requirements well. Once we understand fully what your needs are, we develop a comprehensive Property Brief, which will form the basis of our search. The Brief however, is never completely ‘set in concrete”. We understand that looking for a home or investment property is always a ‘work-in-progress’ and realise that your ideas about the property you want may change and you may well want to vary some of your requirements as we go. However, if you change the initial brief significantly, there may be a review of the fee, and an additional fee would be charged to cover the time already spent searching. So the bottom line is that we will work with you to make sure you are completely happy with your next property purchase, even if you change your mind.

What happens if I find a property myself after engaging your buyers agent services for the search?

We work in partnership with our clients and an open and honest two-way communication is the cornerstone of this partnership. We realise it is only natural for many people to still keep an eye on the property market, even after you’ve hired us. If you do happen to identify a property that we haven’t yet reported, then just let us know and we will take over from that point inspecting, evaluating and negotiating the property on your behalf. Once Logica Property is engaged as your Buyers Agent, full fees are payable, even if you find a property (or negotiate) on your own. It is therefore in your best interests to make full use of our services and our negotiation and auction bidding skills.

Can the Buyers Agency Agreement be extended?

Yes - the agency agreement can be extended free of charge by mutual agreement. Depending on the complexity and difficulty of the Brief, the initial agreement typically goes for 4 months but a six-month period is not unusual.

What if I want to cancel my agreement?

There may be situations when you may want to discontinue the search for example due to a significant change in your circumstances. The clients are therefore able to cancel the agreement at any time but you will be liable for costs. Each situation is different but typically a cancellation fee of 50% of the Completion fee is payable by the client to cover all the work we have performed up to that point. This includes situations where the client abandons the search.  The exception is a cancellation during the first 30 days of the Full Property Search service when we would refund the Engagement fee in full (see money-back guarantee). Cancellations are very rare, though.

What kind of satisfaction guarantee do you offer?

Logica Property is one of a few Buyers Agents that offer a 30 Day Money Back Satisfaction Guarantee. For your added peace of mind we guarantee our clients’ complete satisfaction. In the first 30 days of the Full Property Search service we will refund the Engagement Fee if you decide to terminate the agreement with a notice in writing (providing we haven’t yet purchased a property for you). Our aim is to always exceed your expectations. Yes – Paul Siwek, the Founder and Director of Logica Property is a fully licensed Real Estate Agent both in NSW and SA. Logica Property has a full corporate Real Estate Licence in NSW and the full Registered Land Agent licence in SA.

Do you have professional indemnity insurance?

Yes – Logica Property has professional indemnity insurance to $2 Million.
